Save for a Down Payment

Every quest starts somewhere. Yours starts with a number.

Get Pre-Approved

Before you can play, the bank has to believe in you. Your interest rate is set here โ€” and it follows you the whole game.

Find a Real Estate Agent

Choose your companion carefully. Each agent card carries a unique ability โ€” and a cost you'll feel at closing.

Must-Haves & Deal Breakers

You decide what matters before you ever see a house. Those decisions become the battlefield.

Home Search

The board opens up. Players compete for the same spaces. Not everyone gets what they want โ€” and some fights get expensive.

Home Inspection

The oversized die hits the table. Twelve faces. Twelve possible problems. You won't know which one until it lands.

Negotiate / Credits

The inspection report is in your hands. What you do with it is up to you โ€” but the market card may have other ideas.

Appraisal

The bank sends someone to check your math. If the numbers don't agree, the game gets interesting.

Final Loan Approval

The rate you locked in at Step 2 gets compared to where the market landed. The gap โ€” up or down โ€” hits everyone's bank.

Title & Insurance

Paperwork, fees, and one more card draw. Some characters have an advantage here. Most don't.

Final Walkthrough

One last look before you sign. This is when the Deal Breaker Deck enters โ€” and deals that looked safe suddenly aren't.

Pay what you owe. Count what's left. The player who closes smartest โ€” not just fastest โ€” wins.

What's on the Board

Your Meeple

Five meeples per player. Four track your must-haves on the left sidewalk. One tracks your interest rate on the right. The sidewalks are where the real competition lives.

The Inspection Die

An oversized 12-sided die โ€” about 2.5 inches across. Twelve real problems, twelve real price tags. You don't get to choose which one lands.

The Deal Breaker Store

Top-right corner of the board. Looks like a convenience store with a parking lot. Step 11 activates it โ€” and it has ended more than a few deals that looked safe.

Listing & Market Decks

Two quad-panel card decks at the bottom of the board. Listing cards define the home. Market cards define the conditions. Together they make every game different.
